We are grouping these two communities only because of “geographical” location and since there aren’t too many homes sold in Devil’s Elbow each year. Devil’s Elbow borders Angus Glen to the East and Cachet community to the south, Woodbine Ave to the west and Major Mackenzie to the North. It’s a small area and only 17 houses sold last year with an average price of over $2 million dollars. You will find acre lots, with many expansive bungalows, estate properties. This is “The Bridle Path” of Markham.
Cachet on the other hand has a lot more of a planned “sub-division” look and feel besides some estate homes bordering Devil’s Elbow to the North and Eastern “green belt”. There are many newer homes built to the west of Woodbine Ave. In fact most of these are semi-detached and townhouses. However, majority of the homes in Cachet are single detaches houses with an average sale price in 2013 of nearly $1,1 million dollars.

21 Townhouses sold. Average 3 bedroom sold at $507K. Lowest at $408K and highest at $600K. Average DOM (days on market) 11 days.
12 Semi-Detached houses sold. Average sold price was $596K. Lowest at $587K and highest at $620K. Average DOM 22 days.
87 Detached houses sold. Average 3 bedroom sold at $1,090K. Lowest at $702K and highest at $2.88 million. Average DOM was 19. Highest DOM 124.
